The neighborhood is stable and the house is far enough from Weatherly road that there should be little traffic noise. There is a low income housing development on the other side of Weatherly Road that is a negative influence on the area. It is far enough from the subject condo that it shouldn't effect the neighborhood much.

The condo has been on the market since 02/24/10 and was originally listed at $220,000. At the current list price of $189,500 it is listed at $98 per square foot. (The condo sold at $207,450 in 2007. )

You may hot have noted the relative expensive Homeowners association fee of $227/MO The listing indicates that the fee Includes only the Clubhouse, Tennis and Pool. There is no mention in the listing of the HOA fee including lawn or exterior maintenance.

There have been no sales in the neighborhood since 01/01/10 but I did find another unit in the neighborhood for sale at the link below. It is just slightly smaller at 1,735 square feet but listed at only $152,600 / $88 per square foot. It has been on market since 03/31/11

While there were no sales in the neighborhood in over a year, my impression is that the subject property is still priced above what the market will bear.

The link below is to two condos and two garden / patio homes that may interest you. Please note the condo at 1007 CHANEY PLACE DRIVE . This is a new development where the builder went out of business. I have seen several units in the development and they have some fairly upscale features. They are located next door to some modest income, multi-family properties and most of the condos are still empty.
