I'm concerned that if we get into a lease purchase and the lender starts to foreclose the mortgage you will have to move again. They are also asking for a $5,000 non-refundable earnest money and said they want to use that to get current on the mortgage. You could stand to loose the earnest money if the lender forecloses. This situation concerns me. I told them we would be able to pay $1,000 at most. The house may work for a starter home but the neighborhood is not selling well and property values are flat to declining. 15341 TYLER MILL DRIVE Is located in Limestone County not far north and west of Madison. I've heard good things about the school and the commute to Redstone shouldn't be bad at all. 140 FARMINGTON DRIVE is in Madison County north of Madison. The builder is the same as the 3234 LAKELAND DRIVE property. The neighborhood is performing about the same, flat to declining values. 2510 PIONEER ROAD is in the same area as the first house I showed your mom. The schools are good and it is very close to Redstone. 13905 WYANDOTTE DRIVE is in the same area. While 2700 HOBBS ISLAND ROAD is a mobile home I included it because of the location and the acreage. It's just outside the city and close to the river. It's not showing as being in a flood zone and is close to Redstone. Since it is a mobile home Haley may not have the ability to finance it however. 2034 ROSEBURY LANE is in an established, stable neighborhood very close to Redstone. The schools in the area are good and the house should hold it's value. Once the economy turns it should start to appreciate. 591 MULBERRY ROAD is an older house but there have been some updates. It has just over an acre and there is adjoining acreage that is for sale. It's about 30 min. from Redstone. 4893 JAMES STREET caught my eye. It is near where I live and in an established neighborhood. The schools are good and it is about 20 min. to Redstone. 117 BRAMBLE WAY is a large, newer home in Toney it's probably around 30 min, to Redstone. 119 HERRICK DRIVE Is just outside the Arsenal gate. The schools are just above average but there is a new middle school and lots of building in the area. I expect the schools will continue to improve. They want to set closing out 9 months. While all the points they are asking for are very reasonable and within market value, we can always ask for more. From what I know of your situation, the first point we need to negotiate is the $2,000 non refundable earnest money, Would $1,000 fit your budget? We might ask for a sales price of $145,000 and a monthly rent of $1,000. We also need to ask that seller pay up to $3,000 of your closing costs and provide a home warranty at closing. I called your lender and she is going to re-check your credit scores to get an estimate of when you can qualify for funding. I also need to confirm that you received your VA disability status. If you have there will be no 3% to 3.5% VA funding fee. I think you mentioned a previous VA loan so we need to confirm your eligibility for a new VA loan. The listing agent is an honest likeable realtor but he is sharp and experienced. He will watch out for the interests of his client and try to get the seller the best deal possible.
