While Huntsville’s real estate market is nowhere near 2006 – 2007 levels, the past few weeks have been encouraging. While sales and home inventory data provided by the Huntsville Real Estate Board are only modestly encouraging. Activity has been much greater in the past two weeks as compared to the previous six months. Showing activity on our listings is improved and conventional real estate wisdom is that home sales follows offers which follow showings. Personally I am actively working with two buyers in the $550,000 range/ That in itself is encouraging. Sales of upscale homes in the Huntsville area had been extremely slow for the past two years. We made an offer last week on an upscale home and there was actually another competing home buyer. I haven’t run into competing buyers especially in this price range for almost two years. While the market is becoming more balanced we still have a buyer’s market and there is still a large inventory of Huntsville Alabama Homes for sale.
While the Obama administration’s vision for and termination of funding for NASA and some missile defense programs has had a severe NEGATIVE impact on Huntsville’s local economy, The increase of defense positions as a result of base realignment and closure as well and job growth in the private sector has been a boot to the local economy. As jobs continue to move to the Huntsville Alabama area we are seeing a more balanced real estate market. There are builders who are active again and a few areas that are seeing brisk sales.
The Wheeler area located just west of Redstone Arsenal and south of Madison Alabama has been very active for the past year. Personally I have sold three pre-sale homes that are in the final stages of construction. The schools that serve this area are just a little above average but with the increase of engaged taxpaying parents to the area, I expect that the schools will continue to improve.
Some caution is in order in selecting a neighborhood and particular lot. There is a new Adams Homes subdivision a little further south in the Triana community and zoned for Madison schools, While there is a neighborhood lake, there is some sort of a commercial / industrial facility on the other side of the lake. Also one must drive past a facility who’s sign indicates it is a recycling facility. From the street and satellite images the place looks more like a dump. Triana is a historically poor neighborhood and there are few nicer homes here. In the 1960’s and 1970’s there were EPA and public suits over dumping of dangerous chemical in the area. Those chemicals worked into the food chain and ultimately fish which were consumed by humans. While the suits were settled and presumably there was a cleanup this area is still questionable.
The outlook for Huntsville’s real estate market is bright. If mortgage interest rates remain modest and the national economy continues to improve we should have a strong real estate selling season this summer.
