I couldn't find any MLS activity on XXXXXXXX   so went to the tax records. They show the house is 1,534 sf with two bathrooms and a fireplace.

I searched the MLS for recent activity of comparable homes in the neighborhood but the houses at the link below are no good comparisons. Most are larger and two-story. most are brick. The one similar house was a fixer upper.

Based on the very limited data my best estimate is that the market will bear something in the $82 psf / $126,000 range.

Since you have stable tenants in place and the market is still soft it might be best to wait out the market until prices creep back up. If a tenant moves out we could try selling then.

The ideal situation would be to sell to the tenant. Do you know much about them and their ability to purchase?
