Thanks for your call. As I mentioned multifamily investing in Huntsville is very difficult. Few decent properties ever make it to the MLS and those that do sell fast. The couple I mentioned that focused on modest income properties were looking to downsize. They have about 200 units most of which are in areas that I wouldn't be willing to manage. They do have one unit in the same area as the property at the link below, I don't know what they would need to sell for but if you have some interest I can find out more.

The link below is to all active multifamily listings in the area. Most of the properties are in areas that will make it difficult to find stable tenants. The few that aren't seem to be priced too high. One property I have been watching for several years is the last listing 276 GATE STREET. It is in Gurley about 10 miles east of Huntsville but the city is growing in that direction. The last time I looked at the income and expense data, it wasn't too bad.
 
I did set up an automated search for new multifamily listings and changes to existing listings to help you keep up with what's on the market.

While multifamily is in theory easier to obtain cash flow, My preference is single family homes. In normal times appreciation is better, they are more liquid and are much easier to manage. If you let me know your price range, I can search for you.

Thank you for all the information you shared on the phone.  About Northwest Huntsville not being a good area.
 
We are looking at some single family houses too, will need your advice on whether they are good areas after we take a look at them. 
 
Multi-family that has good cashflow and are priced right, will be attractive to us. 
 
There is no need to spend too much of your time looking out for properties for us though.  If you happen to see a good deal, do let us know.
