Standouts to me are;
 
1510 OSHAUGHNESSY AVENUE and 1816 STEVENS DRIVE are in five points, a very desirable area of Huntsville where people are buying and fixing up older homes. It is close to downtown and the medical district.
 
413 CURTIS DRIVE is in a good south Huntsville neighborhood.
 
115 PHILADELPHIA DRIVE  is in the city of Madison a desirable western suburb.
 
144 CASTLE RIDGE DRIVE is in a desirable area of northeast Madison County.

What did you think the odds of renting it are and what would you consider the rate we can get for the rental?

We are approaching our slowest season and yours is a very unique property that will appeal to a limited number of renters. That being said we are still renting properties and getting good showing activity on most of our rentals. We do usually see a lull in activity around Thanksgiving, Christmas and New Years.

The link below is to two similar active rentals and several rented properties in northeast Madison County that have rented since 11/01/10. Given the time of year I suspect the market will bear something in the $1,200 to $1,350 range. In summer we could expect more.

Do you do full background/credit checks on any potential renters?

Yes, we do a credit and public records check, call rental and personal references and verify income and employment.

Have you had any bad renters and how do you deal with the situation when you get a bad renter, someone not paying the rent.

Yes we do run into problems on occasion. By far most of our problems are with the few modest income properties we manage. Our normal procedure is to send a nicely worded late notice that serves the legal purpose of an eviction notice around the 7th to 10th of the month if we haven't received payment. We follow with a phone call. Unless there is substantial reason to believe that payment in full is imminent, we will have filed the actual eviction by the first of the following month.

We must use an attorney for the filing and use Sara Taggart. The total cost of the eviction including filing fees and process service is in the $550 range. Evictions usually take from 30 to 60 days. Usually when the tenant receives notice of the filing from the court they begin to move and rarely show up for court.

What is you approach to marketing my home?

While print ads are marginally effective we do run newspaper and magazine ads directing prospects to our website. If you Google Huntsville Alabama Rental Homes we are the first result just under the paid ads. We get high traffic on teh website.

We also have an internet marketing company that posts our ads on around 30 real estate related sites. We manually post to Craigs List for better control of how that ad looks. We also post on the local MLS.

On Tom's prospective tenant he should get a full application, review their credit, confirm income and employment, check rental references and require a full month's rent as a deposit. Once you hand the tenant the keys, you loose a lot of control.

Regarding Grand Lakes; While any listing that requires flood insurance should state that fact,it is not always known or disclosed on the listing. If a house is in a flood zone and requires flood insurance there will be a substantial added annual cost for the flood insurance and resale will be more difficult. Even if a property has never flooded, buyers will tend to consider other comparable homes over one that is in a flood zone.
 
It may be at the builder raised the lots above flood level and has already gotten FEMA variances but the FEMA flood maps below show almost all of the subdivision in a flood zone.
 
Unless a sales contract states that the contract is contingent on a property not being in a flood zone or requiring flood insurance, it's being in a flood zone would not be a reason to be able to terminate the contract.
 
The house has been on the market since 10/14/11 without any price changes.
At the current list price if $294,900 the house is priced at $111 per square
foot.

for $217,500 / $82 per square foot on 12/13/2001. Assuming normal fees and
transaction costs seller will have to sell in the $221,000 range to break
even on a sale.

Searching in south Huntsville for homes that sold in the $100 to $133 per
square foot range I found the listings at the link below. Most were new
construction or newer construction.

One point of concern is that we are approaching the slower season. We are still renting homes but the further into winter we get the slower the rental market will be until March. In looking at the rented properties, most rented during the summer months.

You have probably already seen our proeprty management webpage. and I have attached our management agreement for your review.


All we need to get started is the management agreement, an availability date and for you to let Larry know we will be renting the house for you. Our office and Larry's will need to coordinate and keep one another informed. If we have a lease pending we will let you and him know and if you and Larry are working an offer please let me know. It's never happened but my concern is that another agency might originate a binding sales contract at the same time we get a binding lease.

 In general brick ranchers with a two car garage, open floor plan and as many amenities as possible are the best sellers. You may try visiting the Breland Homes website http://www.brelandhomes.com/communities.htm or some of their model homes to get an idea of what's selling.

Older buyers and those with young children prefer ranchers or possibly just one or two rooms upstairs.

I'm not sure where in southwest Huntsville you are but be very cautions not to overbuild as compared to the surrounding properties

The house is a total of 2,818 sf. There 900 sf of that is upstairs in a bedroom and and a bonus room.

The house is near the Flint River but not near a flood zone. The map below shows the house and that it is well away from the nearest flood zone.





The link below is to the Google satellite image of the house. Note that the house does back up to Winchester Road. There is some distance, a fence and a couple of businesses between the house and Winchester Road but there will be traffic noise outside the house. Inside it is quiet.

At 2,872 it it a good bit larger than your 1,673 sf. It rented at $995 / month and took about 34 days to rent.

Late fall and winter are a little slower to rent properties but $895 may be within what the market will bear. We can try marketing at that price and see what kind of activity we get. We should have 2 - 3 showings per week. If showing activity is lower, we are probably priced too high.

The listing went active 10/08/11. On 11/08/11 they dropped the price by a substantial $20,000. It might be that they are on a 30-day cycle.

There is always a risk involved in waiting out a overpriced listing but based on the detailed research we did, I think our estimate of market value is accurate. In addition, we are moving into the slow time of the year and we are still in a decidedly buyer's market.

There are 22 active listings in Madison in the $320,000 to $360,000 range. Take a look at 258 HERITAGE MILL DRIVE . It has some open space that will probably be developed at some point but it doesn't look like there is any active construction moving into the open space.

The other house on South Brook has been on market since 06/22/11 and has been on market at $399,900 / $105 per square foot since 10/21/11.

My thinking would be to wait another 30-days and see of there is another price reduction. If you are concerned with the risk of someone else making an offer I will be happy to draft the paperwork for another offer at $320,000.

I could also ping the listing agent and let him know we saw the price reduction and see if they would reconsider our offer. The issue there is that we are still $60,000 apart instead of $80,000.

This area is crime ridden with consistent events that reach the level of being in the local news. Last week there was a home invasion.

It is very hard to attract stable tenants in the area and one sees a high turnover of ownership of properties. We manage almost 400 investment properties in the Huntsville area and wouldn't consider managing units in this area.

While Huntsville has UAH, UAB Medical, A & M, Oakwood and Calhoun Community we are not a college town. The only concentrations of student housing I am aware of is on campus. Most students live in other parts of town and commute.

1500 ASCENT TRAIL is a foreclosure. The owner wasn't able to generate enough income from the property to support the mortgage. 1403 ASCENT TRAIL has been on market since 08/06/07 with two different realtors. 4430 BONNELL DRIVE has been on market since 11/23/09. 4431 TORRANCE DRIVE has been on market since 10/07/08.

The link below is to the only sales in the development in the past year. It was a foreclosure. The owner got into financial trouble with the unit, not an uncommon experience in the area.
