The 112 Gault Lane house came on the market 03/01/11. The price was just reduced from $289,000 to $279,999. The current owner bought if new from the builder, Flint River Contracting, for $283,690 with seller paying $2,434 of their closing cost. The sale was in 2006, neat the peak of Huntsville's real estate bubble.  The listing shows the house is occupied and even at the list price, seller is taking a substantial loss. The house is listed at $100 psf. The average sold price was $97 psf with a range of $83 to $107 psf. The house is listed within the market range but a little above the average sold price.

Just based on the data, I wouldn't expect that seller will have the ability to negotiate much on price and terms. One never knows until tendering an offer what the other side of a transaction is thinking or what their situation is but based on the data, I wouldn't expect a lot of movement on price and terms. Huntsville area homes for sale, Madison Alabama homes for sale
