I have a call and the email below into the listing agent on 149 MILL CREEK CROSSING. For your protection we need to get some clarification and assurances on this property. (A short sale is when lender allows a property to sell for less than is owed on it.)
 
I have a client interested in a lease purchase on 149 MILL CREEK CROSSING. While the listing indicates that a lease purchase is possible,  I couldn't find detail on the rental amount. That the house is listed as a short sale is another point of concern. If we were able to purchase under a lease purchase, what assurance could seller and lender provide my client that there would not be a foreclosure during his tenancy?
 
I understand that communication with lenders in a short sale can be very difficult, what has your experience with them been?
 
 
The house has been on the market since 10/23/09 and was first listed at $173,900. The link below is to a summary of MLS activity in the neighborhood since 03/01/10. Of the four sales the average sold price was $83 psf with a range of  $55 to $96 psf. The subject house is listed at $80 psf, below the average sold price.

As I mentioned last night the only exits from the subdivision exit onto Wall Triana. Traffic on the street can be heavy by Huntsville standards and it can be a little hard to exit the neighborhood. There are traffic lights at the northern most exit from the subdivision.
 
The neighborhood of 13905 WYANDOTTE DRIVE is not as near as nice as the property above and the house doesn't have a garage. It is listed at $89 psf.   The link  below is to a summary of MLS activity in the neighborhood since 03/01/10. The average sold price was $76 psf and most of the houses are frame rather than brick. I have an email and phone call into the listing agent on this house as well.

150 Roema Drive is in an older Madison neighborhood. It has been on market since 08/03/10 and the current owner bought it as a foreclosure in 2010 for $87,000. It is listed at $100 psf  now. It looks like the current owner did put some money into the house. Huntsville homes for sale Huntsville AL MLS real estate. The average sold price was $87 psf with a highest sale at $102 psf for a newer home.

101 Belle Circle is in an established Madison neighborhood. It is listed at $88 psf and has been on market since 10/23/10. The current owner bought the house for $80,250 in 2010 as a foreclosure. It does look like the owner had put some money into the house. I have an email into the listing agent asking for details on what the home's seller is looking for in a lease purchase.
 
As I start to additional information in from the listing agents and sellers I will forward it to you. I can preview houses that look like candidates and meet your mom if you want her to see them as well.

Hey Phillip I really like 3 of the homes you sent but also included 2 more that I would be interested in.  Im going to list them from my favorite to least and see what we can get done on them.
 
 
#1) MLS# 312361; Address: 149 Mill Creek Crossing for 139,900 this is by far my favorite one and would definately like to do a lease to own if possible.
 
#2) MLS# 618753; Address: 13905 Wyan Dotte Drive for 116,00
 
#3) MLS# 388906; Address: 150 Roema Drive for 142,000.
  
#5) MLS# 70806: Address: 101 Belle Circle
 
I would love to be able to rent or lease any of these properties until I am able to purchase. Like I said before, I will be returning mid may to beginning of June and really need to find something soon. I put them in order from the properties I would like the most to least besides #4 because there is no interrior pictures. If I can see pictures of the inside it would help me out a little bit more. So if you can, please find out if they are willing to do the lease of rent with option to buy when im able and we can get this ball rolling. Thanks again for all the help and ill be waiting on a response.

If you still want your mom to see the house. please have her call me. The house is at the edge of a flood zone but I have never know water to get to where this house is. We need to make offers contingent on it not being in a flood area.
