The tenant did agree to sign a new lease and cycle from April to April. I
will have our front office draft and mail the new lease.

I asked again and they never received any additional information on the
extended warranty for the dishwasher.

During the call the tenant mentioned that they were having to open the
garage door manually. I got them to check the door and we believe that at
least one and possible both of the tension springs have failed. I spoke with
Roger at American Home Shield and explained the problem. He indicated that
the springs nor the garage door opener were covered under the warranty.

I called our primary handyman who is experienced in garage door repairs. He
said that if one of the springs were broken the cost would be $165 if both
are broken the cost will be $195. He expects to be able to get to the repair
no sooner than Monday or Tuesday.

Please let me know if I need to handle the repair differently and I will
cancel the work order.
