Homebuyer Tips
Whether buying your first home or your fifteenth, purchasing a new home can be unnerving.
Am I paying too much? How is the neighborhood and schools? Will I be able to sell the property if our needs change? What areas should I be looking in?
These concerns and dozens more run through the minds of homebuyers. All of these questions should be answered with facts and data, not just opinions.
We can assist you in focusing in on those properties that will best meet your individual tastes and needs, then provide the detailed research to make an informed offer to purchase.
Price and location are usually the starting point in searching for properties.
Unless you have the wherewithal to pay cash for a property, our first step will be to contact a lender. The lender will let us know our price range and what interest rate we can expect. If you haven’t picked a lender yet, we can offer suggestions.
Location.
We generally start our search within a set commute time from a place of employment, a specific school, relative or recreation area. If you are unsure of what areas to search, just call and let us know your needs and preferences. We can help you focus on specific areas.
Even if the quality of schools is not a personal concern for you, upon an eventual resale of the property, the schools may be a critical issue. A good starting point for researching schools is http://www.greatschools.net where one can see data, parent’s comments and rankings of schools. Online rankings don't tell the whole story however. Often we have information on a school having challenges or pending upgrades. We also recommend an onsite visit to the schools.
Once we start to focus in on a particular neighborhood or property, we will need to search for possible negatives such as a railroad crossing or high traffic nearby.
Property Specific Research.
Once we focus in on a property and are ready to make an offer. We will research recent MLS activity in the area to understand market value and how quickly properties are selling. We will see how long the property has been on market and try to find out as much as possible about the property and the seller before making the offer.
All offers should be contingent on a professional home inspection including a radon test. As more radon testing is done in the area, we have become aware of radon hot spots where levels are commonly more than twice the EPA danger level.
Once buyer and seller agree on the price and terms of the sale and the inspections are done, we usually go through another round of negotiation based on the results of the inspections.

The first realtor I had in Huntsville didn’t work out at all but when I found Philip online he took the time to learn what I was looking for and to educate us on the Huntsville area. After showing us a lot of properties we started to focus on an area that was just being developed, with great schools that was near Redstone Arsenal where I work. When we accepted a new job in Huntsville at Raytheon, the relocation company assigned us a realtor . That realtor either didn’t understand the local Huntsville real estate market or didn’t want to invest the time to assist us in our move from Tucson. We found Philip online at the www.Huntsville-Homes.com website. Philip was just what we were looking for. He told us about areas of Huntsville to consider and started sending us properties that would meet our needs while staying in our price range.
Since we didn’t have much time, he previewed houses for us, sent additional photos and gave us his impression of the homes he viewed. When we made our house hunting trip we had narrowed our search down to just a few houses. He helped us set up home inspections and informed us about the risk of dangerous radon levels in Huntsville and specifically in the area where the home we picked to buy is located.
After the inspections Philip helped us negotiate to have several repair items corrected. We were pressed for time when we flew back into Huntsville for closing and Philip helped us have our utilities turned on and to get to closing. We were blessed to have found philip and plan on calling him we start to look for investment homes in Huntsville once we get settled in.

Philip’s notes; Several years ago AC’s niece and her husband contacted me from one of the smaller Japanese islands where they were working at an American School. The husband had one afternoon in Huntsville to search for a house to purchase before their move to Huntsville. After viewing dozens of houses we focused on one but were not able to negotiate a favorable price and terms. After the husband returned to Japan we started negotiation on another house. We negotiated the price and terms we wanted and started working, long distance to get to closing. We arranged and coordinated the home inspections and helped put together the funding for their purchase. The process was unusually difficult because of the time zone and language differences. Much of the buyer’s documentation was in Japanese and they had to travel by ferry and bus a full day to the U.S. Consulate to have documents notarized.
A year after the niece and her husband purchased, AC’s sister contacted us through the niece’s recommendation to help them relocate to Huntsville. When AC decided to join her family here she called us.
