My impression is that we have a shot at selling the house at the price we need but there is a lot of competition and we will need to sell at the top of the market. I think our best plan would be to offer the house for sale and as a lease purchase to set ourselves apart from the completion. While the tenant is still in place we will have to have their cooperation in allowing the house to be shown. (State law requires their permission to enter the house except in emergency or with a two day posted notice.) If we find a lease purchase buyer and there is only one realtor to pay we can drop the brokers fee by about $2,500 making it easier for you to net what you need from a sale.
