The house as been on market since 09/09/10 and started out at $289,665. They must be calling one of the bedrooms that has it's own bath the granny suite.  The current owner bought the house in 2000 for $185,600 with seller paying $4,500 in his closing costs. Unless he has a recent second mortgage, he has room to negotiate if he is willing to. The link below is to the listing.

The old listing shows 2,645 sf and the new listing 3,060. The sunroom is 480 sf adding that to the old listings 2,646 yields 3,125 sf. In any case the sunroom sf shouldn't be included in the sf unless it is heated. From the photos I don't see evidence of it being heated. If it is heated and the listing agent was correct in including it in the sf, it would not be assessed at the same level as the house proper.
 
The link below is to a summary of MLS activity in the neighborhood since 03/01/10. Some phases of the subdivision are of a lower quality construction and may not be the best comparisons. The average sold price was $96 psf with a highest sale at $101.72 psf. The subject is listed at $90 psf but we need to consider the sf / sunroom disparity.

The link below is the the four two-story homes I could find. Is 143 THOROUGHBRED TRAIL  at $243,900 the second house you asked about? It has been on market since 01/14/11. The current owner paid $226,000 for the house in 2009 with seller paying $3,200 in closing costs.

HOW long has this place been on the market, and what are the average price per sq ft?
Also - there was another house two story that was reduced to $224k.
 
When was this house built, and do you know who built it?
Looking at purchasing something in the May time frame...  Have friends moving over 1 July and they'd like to move right in... 
 
It also mentions a grandma room - but there were no pictures...  Any ideas?
