You are really close on credit score. I think some lenders can go as low as a 580 score. Our best option might be to start working on the funding now and see if we could get approval by your move date. There are lease purchase homes available but just considering those few listings will really limit our selection.

Based on commute time to work and schools Madison, a western suburb of Huntsville would be your first choice. You may also consider South Huntsville but traffic and the commute to work in Research Park could be difficult. Another good choice would be northeast Madison County. This is a growing area of Huntsville that still has open space. There are mountains, lakes and rivers. The schools are good and there is basic shopping in place with more planned. The commutes into downtown Huntsville, Research Park and Redstone Arsenal are generally easy. The area just to the west of Redstone Arsenal has a lot of growth. The k 8 schools are just a little above average but the high school has an international baccalaureate program. Still at her age it's probably best to stick with proven schools.

As far as large concentrations of military kids in Huntsville there are relatively few active duty military positions on Redstone Arsenal. It is populated mostly by civil service and contractors. The active military that are here tend to be higher ranking and in technical / administrative positions.

I ran a search for rental in your price rang in areas that might be acceptable and came up with 36 listings. I filtered for those homes that allowed pets and the field narrowed to 16. I filtered again for lease purchase rentals and arrived at the two listings at the link below. Neither of the homes are particularly attractive and are older.

There are a few attractive properties but again our options are limited.

Another track might be to research the schools and the area to see where you would like to live. You could rent until you were able to purchase and then take your time in searching for a house to buy.

I am in the process of retiring from xxxxx and it would appear that my new job will bring me to Huntsville. I am married with an xxxxxxx  and a small dog and I am interested in either renting a house or possibly doing some sort of rent-to-own type of deal, simply because my credit score is currently xxxxx and I am pretty sure it would be impossible to find a mortgage in my current state. While I am working on fixing the issues that got it that low, things won't be fully resolved until early next year. I am not 100% sure of my arrival date, but right now it is looking to be around the middle of  xxx and I was wondering what you might have available that would work for me. I would like to have a 3 bed, 2 bath house (would really prefer 2.5, but I am not picky) with a garage of some sort. If it were a rancher and the back yard is fenced those would be a huge bonus, but not critical items. I think anything larger than 1400 square feet would work for us, and I would like to keep the payment under 1400 if possible. I have a fair bit of flexibility in my move in date, but it will certainly be no earlier than the 1st of May and probably no later than xxxx.

I will be working for a company called xxxxxxx and they are located almost due north from Redstone Arsenal across xxxxx on xxxxx . and my wife is a xxxxxxx   who can work pretty much anywhere. Our daughter is in all honors classes here in xxxxx  so a quality school is a big deal to us. If possible, I would like to avoid schools with a large concentration of military children (long story). I look forward to hearing your advice and options on this relocation.
