Sorry for the slower than normal response. The end of the month is
approaching and I am having to herd a handful of closings. A couple are
being particularly difficult and time consuming.

This is a desirable neighborhood. I have sold several houses here. The
schools are good and the commute to Redstone and Cummings Research Park via
County Line Road, Madison Blv / Highway 20 and I 565 is relatively fast and
easy.

The builder is Adams Homes. Overall mu experience with them has been very
good. They are a large corporation based in Florida and several times I
have had to bypass the sight agent to get things done that were not standard
company procedure. I do reccomend a through home inspecting including radon testing even on new homes. The link below is to Adams Homes' web page

are Old Ivy (Smaller homes and lots.) Shadow Springs / Shadow Creek (Sold
out) and Stone Crest (The house above.) I don't think we will find the
floor plan in any of their other developments in Madison.

Thank you for all the information and advice. I'm trying to balance
space, location, schools, flood zones, etc. I'm sure you know the
routine. I'm trying to put together a short list of houses to see when
I get to Madison on 03 May.

One of the first floor plans that we liked is the one listed on 329370
in the Autumn Haven/Stone Crest area. That particular MLS seems to be
backed onto woods with no defined back yard or fence. Do you know other
places that this floor plan is building built? We're looking at staying
in the Bob Jones HS and Liberty/Discovery Middle School areas.

Would any of the properties at the link below be candidates. I'm not overly
keen on the Oxford subdivision but there is only larger house there that
looks to be a decent buy at first look.

I would like to encourage you to have a closer look at northeast Madison
County. One can buy a lot more house for the money as compared to Madiosn.
The commute to Research Park is ~ 20 - 30 min and the schools are good.

101 ARABIAN DRIVE is located at the end of a cul-de-sac and backs up to
another house and a strip mall that faces Highway 72 / University Drive.
While the house is about 250' from the highway and has buildings between
it and the highway, there will be noticeable traffic noise outside the
house. I sold a house in the next cul-de-sac over a few years ago and
there was some traffic noise at that house.

The neighborhood is located at the north end of Madison and the traffic
going south to Redstone Arsenal and Research Park is relatively heavy
during rush hour. Compared to most cities Huntsville traffic is very
modest.

The house is listed at $82 psf and has been on market since 05/12/10 with
several price reductions from the original $218,000 list price to the
current $175,000. The listing went from being owned by an individual to
being bank owned. The house was sold for $213,000 at the peak of
Huntsville's real estate market in 2008.

02/01/10. Based on the limited data the subject house seems to be well
priced. If you did decide to move forward with this property we will need
to look for sales of comparable homes in surrounding neighborhoods to
compare prices.

101 GREEN FERN STREET is also located in an established north Madison
neighborhood. It is within about a mile of the 101 ARABIAN DRIVE house. I
know this house and have shown it a couple of times. It has been on and
off the market since 07/07/09 and was originally listed at $237,000. My
recollection is that it is in good condition but that it was originally
listed for too much. It is on a corner lot at the main entrance to the
subdivision. The left side of the lot is on Gooch Lane which has
moderately high traffic.

subject is listed at $93 psf. The average sold price was $89 psf with a
range of $71 to $97 psf. The subject property is nicer, has a pool and is
ranch style while some of the comparables are two story homes. (Ranch
style homes are usually a little more PSF than two story.) Even given
those factors the subject house is probably priced higher than what the
market will bear.

Hi ,

I did confirm the information your found regarding the tax rate being
double that of comparable properties. Since the house was bank during
the last tax year and appears to be investor owned now it doesn't
qualify for the Alabama Homestead tax exemption. Because of this the
taxes are double.

The link below is to the current listing and to the old listing where
the current owner bought the house 11/5/09 for $192,000 / $60 psf with
seller paying $5,900 in purchaser's closing costs. I did see the house
when it was on the market during this time. at that time it was in poor
condition. I seem to recall some water damage either through a roof
leak or a plumbing leak. The house is located on a corner low where the
main entry through the subdivision intersects with a side street. There
is a neighborhood lake across the street.

I have some concerns about the neighborhood of the the house you
asked about at the link below. The builder has several neighborhoods
in our area with the same floor plans. The houses are very close
together, inexpensively built and there is a higher than normal
incidence of foreclosures in the neighborhoods. The subject house
actually sold as a foreclosure 12/29/09 for $157,900, $40,000 under
it's current list price. We have been approached by the owners of
homes in these subdivisions who haven't been able to sell asking for
our help. We usually decline to get involved because of the direction
the neighborhoods seem to be headed.

In the $200,000 price range I think we can find a home that is much
nicer in a stable neighborhood where property values will appreciate.

I've been looking at the property at 301 Bradford Farms (MLS 693930)

estimated taxes on this property? I've looked in the Madison County
Tax Assessor's website and the taxes for this property for 2010 was
$2,688.70, over twice as much for houses costing the same in the same
neighborhood. Does this property have some sort of tax penalty or
