The seller has agreed to do everything we asked for except the mailbox. It is puzzling why they would dig in their heels on something so minor. They will however replace the entire front door unit including the side lights. I will get prices for adding the mailbox.
 
Mr. Tycer will reinspect the house for $100. I've asked the listing agent to let me know when the work as been done so I can schedule his inspection.
 
I plan on meeting with the Avian house tenants regarding listing it for sale. Having their cooperation is critical and I wanted to do a face to face rather than phone or email.
 
We did receive a service call from them that the upstairs unit was not working. We got them to check the breakers and the settings before having a serviceman go out. The serviceman found that there was a fuse inside the air handler that had failed. He replaced the fuse and searched for the likely cause of the failure. He noted that one of the quartz digits on the thermostat is only partially showing. He suspects that the thermostat may have had an intermittent problem that caused the fuse to fail. Rather than replace the thermostat he recommended waiting to see if the problem reoccurs. If it does he will replace the thermostat.
