I think that you will like Huntsville. Newcomers to the area always comment on how friendly people are here. You won't need your snow shovel, snow tires, snow chains, snow boots or anything snow related here. We have a ten year old who saw snow for the first time last winter and it melted by noon.

1808 WHISPERWOOD and 6523 WILLOW SPRINGS BLVD are in a good neighborhood but I have some concerns over the school. Please follow link. http://www.greatschools.net/alabama/huntsville/2228-Providence-School/.

While the school has a just above average ranking they have had some serious problems. The school is a great idea gone awry. The developer of a very upscale unique community donated the land and assisted with the construction costs of what he envisioned as a neighborhood school. The city annexed in a disproportionate number of subsidized housing children which has caused the school to have a series of problems. Wile I do have a client with children in Providence who love the school, I am still cautious.

10152 LONG MEADOW is in an unusual neighborhood. The neighborhood consists of a eclectic mix of home ages, sizes and styles. The homes in the neighborhood are not similar to each other and the older, smaller properties tend to effect the values of the larger, newer more expensive homes. My chief concern with the neighborhood is however it's location. It is difficult to reach because of a narrow road that goes through a neighborhood of old, small poorly maintained houses.

You can click on the property's location icon fro a street view and follow the route out of the neighborhood to see waht I mean on the poorly maintained neighborhood one must drive through. A good point to look is near where Longmeadow turns into cedar acres.

500 CARISBROOKE may be a difficult commute to Joe's work. It is in far south Huntsville and is a little difficult to reach from research park. The property is in a neighborhood built on a hillside. There are very small years and one must be careful to inspect foundations. We have seen a few houses in the neighborhoods that have had excessive settling.

I went by the house and took the photos at the link below. The yard to the
right and to the back of the house is quite narrow. The yard to the side
might be big enough for a pool but the field lines and septic tank are in
this area. I have a call into the builder for a plan of where the septic
system is located to see if there is enough room for a pool.

The great room has a feature I have never seen before. From the top of the
wall there are a series of large inverted steps that go to the ceiling. I
think the steps follow the pitch of the roof at the back of the house. The
feature is so unusual that it may not appeal to many buyers. Even if it is
attractive to you on an eventual resale it might be a negative.

The cost of a pool will start out in the $20K range.

In the past 12 months there was only one home rented in the neighborhood. Our rental at the link below rented in June at $1,395 after 32 days on the market. It was listed at $1,450.

There is a seasonal variation in rental demand and amounts. Summer when schools are out is peak season.

The following is a summary of four active rental listings and nine area homes that rented in the past year. All rented in the $1,350 - $1,450 range.

I think there is room to increment the rental amount higher on The subject property. I think the renewal is in August at the end of the peak season. If we renewed the lease at a $45 increase to $1,395 I think we would be at near the top of what the market will bear. An annual increase of $540 There is a risk of the tenant considering other options. We might consider a $25 increase to $1,375 an annual increase of $300. There are many factors that can cause a tenant not to renew their lease but most people wouldn't move over $300.

That being said a stable long-term tenant is an asset. At each vacancy there are make ready and vacancy costs. Assuming it took one month to re-rent it would take 27 months at a $50 rent increase to recover the vacancy loss, At a $25 increase it would take 54 months.

The other Homes for rent in Huntsville rented at 03/06/13 in March after 111 days on market and a price reduction.

The following is a summary of rental activity in the neighborhood in the past year. The median rental was $1,175 and the highest was $1,295.

Because of the Patriot Act, banks must collect and verify certain information from customers, such as name, social security number and date of birth. They don’t have to report it to the federal government, but they must keep it on hand in case the government audits them or requests the data.

Although only banks and wholly-owned subsidiaries of banks are directly affected by the rules right now, some mortgage brokers or correspondents have felt the impact. Because the mortgage professionals are closer to the consumer, some banks have asked them through contract to verify that information on behalf of the bank, Vidal said.

Mortgage and other real estate professionals do, however, already have to comply with Executive Order 13224. Often confused with the Patriot Act, the order prohibits any U.S. individual or business from conducting any kind of business with anyone identified on a particular list.

“A lot of companies, particularly in the real estate business, don’t realize they’re covered by this,” Myers said.

The list contains about 5,000 names of terrorists, drug kingpins and others considered a danger to the United States. The list is commonly referred to as the SDN List (Specially Designated Nationals). Under the executive order, no one is allowed to do business with anyone on that list.
