The link below is to a summary of several MLS rental listings in your neighborhood. The rental amounts rage from $1,095 to $1,350. Rental data is not monitored and verified by our local board of realtors and one must use caution in making decisions based on the data. Sadly there are a few realtors who inflate the rented price in an effort to attract more investors and clients. I don't recognize all the realtors who entered the data and cant attest to their credibility. Whenever I see rental rates that are substantially greater than those of comparable homes, I become concerned about the accuracy of the information.
 
We may be able to get rent in the $1,350 range but there is a balance between getting the highest rent and renting the house quickly. At $1,300 / month each day of vacancy costs around $108. If it took an additional 30 days to rent a property because we were holding out for top rent, we would never recover the vacancy loss.
 
My suggestion is to start marketing at the rental amount we want and then if we don't have 2 - 3 showings per week lower the price until we get that level of activity.
