The link below is to properties that have been on market for 160 days or more in West Highlands and Franklin Station. The have been on market since 08/16/10, 06/27/10, 09/24/10, 06/30/10, 04/20/10 and 09/19/10 respectively.

322 LOCH LOMOND DRIVE has been on market since 04/20/10 and started out listed at $400,000, way too much for our current market. In the Madison City limits in the $350,000 to $400,000 range there are about forty houses on the market including some new construction. (See link below.) My guess is they priced too high to start with and the listing has become stale and people assume like you did that there is something wrong with the house.

The link below is to all the active listings in the Columbia Elementary School district that I thought you might consider, none of the listings struck me as being well priced except for possibly 212 TWEED DRIVE . Anyway I set up an automated search so if there is a price change or something new on the market, you will receive an email.

I'm assuming that you are looking to buy something well priced at the bottom of the market and let it appreciate. Will you be renting our your current home? There are some income and property tax considerations if you do so.

Subject: House purchasing consideration

HI Phil,
I am considering purchasing a 2nd home in this area, and wanted to see if you can find anything that has been on the market for more than 6 months in West Highlands, Franklin Station and in my area where the kids schools would be Columbia ES, and Liberty MS.
Also would consider foreclosures. I noticed one place that is in foreclosure that is bank owned. I believe we looked at it. In the attachment is the picture I could get off some website that was sent to me.
Hope to hear from you soon. Looking to purchase NLT June. SO I'm not in any rush...
Just whan you have some time... There was a place on Locomond that we looked at in West Highlands - and its still for sale. Wonder why...
