I agree with you on garage conversions. Of the dozens I have seen only a couple really added value to the house. Our MLS doesn't have a way to filter
conversions out but I did add a filter for ranch style homes only.

Would you consider homes in areas other than Madison? One pays a premium for
Madison and if other areas were options it might give us more candidates

318 OAK STREET S and 8130 OLD MADISON PIKE are on busy streets. 201 JOEL DRIVE has a odd floor plan, it very dated and has been on market for over a year. 118 SUNNYFIELD DRIVE  is in one of my favorite Madison neighborhoods. At first glance it seems to be well priced. 176 JARRETT LANE  is in the same neighborhood. 103 PHILADELPHIA DRIVE is in a neighborhood with a mix of homes like this one, much cheaper homes and condos. There has been some crime associated with the condos and a lot of the condos are rentals. The lots are very small.

At $153,000 and 1,730 sf the sale would be at $88.44 above the average sold price but within the sales range.

I'm working on the forms now. What type of loan are you getting? VA, Conventional?
